July’s market data reflects a return to a more typical summer pace following a particularly active June. Inventory increased slightly to 12.63 months, up 3.5% from June. While the market continues to favor buyers, inventory is now nearly in line with where it stood one year ago, down just 0.8% year over year.
Median Days on Market
Homes spent a median of 77 days on the market, up 42.6% from June. While market times lengthened, buyers continue to benefit from a wide selection of available homes.
List to Sold Price Ratio
The sold-to-list price ratio came in at 95.4%, down from 96.7% in June. Buyers continued to have room for negotiation, though sellers still achieved the majority of their asking prices.
Median Sold Price
The median sold price increased to $370,000, up 6.2% from June. This month’s increase highlights how pricing can fluctuate from month to month while remaining relatively stable overall.

A total of 47 homes closed in July with a median sold price of $370,000. While sales volume declined from June’s unusually strong performance, July remained consistent with the more measured pace seen throughout much of the year.
