With August data now available, the Rockport real estate market continues to show a clear buyer advantage as we move toward the fall season. Inventory climbed again, homes took longer to sell, and buyers maintained room for negotiation. At the same time, the median sold price increased noticeably, showing that higher-priced properties were still finding buyers despite the slower overall pace.

Here’s a closer look at how the Rockport market performed in August 2026.

Key Market Metrics

Months of Inventory
Inventory increased to 13.15 months, up 5.2% from July and 10.3% year over year. This marks another increase in available supply and keeps Rockport firmly in buyer’s market territory.

Median Days on Market
Homes spent a median of 101 days on the market, up 31.2% from July. Longer market times give buyers more opportunity to compare properties and negotiate, while making accurate pricing increasingly important for sellers.

List to Sold Price Ratio
The sold-to-list price ratio came in at 95.6%, up slightly from July. Sellers continued to achieve most of their asking price, though the gap between list and sale price shows negotiation remains a common part of the market.

Median Sold Price
The median sold price increased to $411,982, up 11.35% from July. This was one of the more notable shifts in August, even as broader estimated property values remained under pressure compared to a year ago.

Looking beyond the headline numbers provides more context around how the market is moving.

New Listings
August brought 134 new listings to the market, up 30.1% from July, with a median list price of $385,000. The increase in new inventory gave buyers even more options heading toward the fall season.

Active Listings
Active inventory reached 697 homes with a median list price of $399,000. Listings spent a median of 122 days active, reinforcing the importance of competitive pricing and strong presentation in a market with plenty of choices.

Pending Listings
There were 75 pending listings in August with a median list price of $299,900. Pending activity increased from July, though the lower median price suggests much of the month’s contract activity was concentrated in more moderately priced properties.

Sold Listings
A total of 52 homes closed in August with a median sold price of approximately $412,000. Closed sales increased 10.6% from July, while total sales volume reached approximately $30.16 million.

For buyers, August continued to provide favorable conditions. More inventory, longer market times, and continued negotiation opportunities give buyers room to be selective and carefully evaluate their options.

For sellers, competition remains the biggest challenge. With nearly 700 active listings, pricing accurately from the beginning and presenting a property well are increasingly important for attracting serious buyers and avoiding extended market times.
