Price

Price is likely the most important individual factor in sale speed. Double check comparisons on the neighborhood, and make sure the asking price you’re putting out there is realistic. If you’re consistently struggling in this area or receiving counter offers that are far too low, consider your buying practices – you might be buying at too high a price, or making errors within your budgeting processes for the rehab process.

Staging

Some sort of home staging, even if it’s minimal, is vital for the sale process. Furnish at least a few rooms, or all of them if possible. Make sure people feel comfortable when they walk in, and can envision themselves and their family moving there.

Curb Appeal

Spending a little extra on the elements that can be seen from outside the house, such as the yard and home exterior, can go a long way. Meet with a landscaper and plan for things to be looking great when you’re putting the home up for sale.

Final Walk-Through

Once your contractors have told you the job is done, make sure you do a final inspection yourself. Make notes on everything – check all fixtures, faucets, toilets, garbage disposals, dishwashers and other items. Try to put yourself in the potential buyer’s shoes: What would you be looking for in a home? Make sure everything is clean, odor-free and attractive.

“Wow” Factor

Are there a couple elements that really stand out from your rehab process, or from the house in general? If so, do your best to highlight those elements – and also track them for future fixers. Learning what kinds of things really attract great buyers within this process can expedite things even further next time around.
