For many looking to buy a home, especially those doing so for the first time, the process can be both exciting and full of surprises. Many buyers need to temper their expectations just a bit in a few important areas to ensure that they’re staying grounded and checking all the right boxes during this process.

At Rockport Properties, we’re here to help everyone from first-timers to experienced real estate flippers. Let’s look at a few basic areas where your expectations might not meet reality, and how to properly align your thinking.

Keep Options Open

You’ll spend lots of time going through property listings to begin your process, creating a list of homes that match your price range and desired features. It’s important to remember here, though, that you can’t win them all – you won’t be the only buyer bidding on a given listing, and there are plenty of reasons why a given property might not work out. It’s great to identify your favorites, but don’t get too attached too early to any single listing.

Factors in Negotiation

If you do have a bid accepted or receive a counter-offer from a seller, you’ve entered the negotiation stage. Always remember here that while you can do your best to put yourself in the seller’s shoes, you can’t really know what kind of financial obligations they have. Keep an open mind, and be aware that roadblocks may occur – you may find out something about the home during inspection or assessment that makes you change your mind (in either direction).

Be Patient

The entire home buying process takes some time, even once you’ve agreed on a purchase price. The transfer process is a major financial transaction, and you’ll need to have a bit of patience when it comes to the closing day in particular. To speed things up, have your home inspection, a pre-approval for mortgage financing, and all of your paperwork in order to move things along.

Hire a Professional

The home buying process comes with a lot of moving parts, and it can be overwhelming for some. Hiring a real estate professional like ours can help you navigate areas you may not have experience with, avoiding pitfalls that could put you in a bad position.
